Day 26 of 365…

With springtime in the air and the temperatures starting to rise another great place to enjoy a leisurely stroll and take in our rich history is the Fort Vancouver National Historic Site. This 366 acre site offers many opportunities of things to do. For this particular “Thing” we’re going to just stick with the grounds themselves. The huge park area, the vast walking trail and the scenery in general. In future installments of “365 Things” we’ll explore specific locations, events and things to do. You can spend hours wandering, relaxing or playing at the Fort Vancouver National Historic Site. Maybe you work nearby? Why not head out at lunchtime and eat and walk. On your way home from work? Stop in to take a deep breath and enjoy a quiet moment before heading home. Maybe pack a picnic lunch and Frisbee and take the family down and enjoy the only national park in the entire Vancouver/Portland metro area.

That’s what happened today. I wrote a while back about Leeward Subdivision in Washougal, WA. Leeward is a great new development just off of Highway 14 less than 10 minutes from the I-205 bridge. With the pick up in activity happening in the market we have broken ground on a new ranch style home that is listed at $217,500. We’ll also be breaking ground on another lot in there right away.

The newest RMLS statistics have just come out and for the second month in a row our inventory is below one year. April’s inventory came in just under the 12 month mark at 11.9 months. The inventory represents how many months it would take to sell all the homes currently on the market at the current sales rate. This number lowering is a good thing.

Back in January we were at a record high of 21 months and in February we were at almost 19 months. I expected to see the inventory number go down like this since we are seeing a lot more activity on the market.

We have seen the pending sales increase week by week for the last 15 weeks. Can you say hooray! Let’s hope this trend continues…

“Value Range what” you ask. Prudential Value Range Marketing (PVRM) is an exclusive pricing option available through the Prudential network.

Range pricing leads to greater exposure to buyers, which typically results in more showings. It opens the door to negotiations and increases your opportunities for a sale.

Here locally our RMLS never played well with the PVRM since they forced us to put the listed home in the system at the top of the price range. This didn’t work because the only people who would find it were those who were looking at or above the highest price option. NOW, the RMLS has fixed this issue by allowing us to place the home “price range” into the Multiple. Thus allowing all buyers the ability to find it if they are looking anywhere in the range of the subject property.

What is my experience with seeing this work? Up until now, not much since it wasn’t advantageous for my sellers to use. But, in the last week I’ve converted 3 listings to this pricing strategy and I’ll let you know.

For this great starter home the seller will entertain offers between $169,900 and $194,876

For this Arnada Park home the seller will entertain offers between $255,900 and $269,000

This wonderful Heights area dayranch will entertain offers between $309,900 and $358,876
